Just minutes walk from the magnificent 400-acre Lake Davenport. A lovely villa with a large private swimming pool and games room in Esprit, Davenport, a 10 minute drive to Disney World and close to all of Central Florida's attractions. Spaciously appointed, air conditioned and well equipped. Separate living, dining and family areas give ample room to spread out and relax. The kitchen is comprehensively equipped with cooker, dishwasher, microwave, fridge/freezer (ice-machine too!) and all utensils. The laundry room has both washer and drier. The master bedroom is en-suite and has walk-in wardrobes providing ample storage space. The other three bedrooms are all of double size. A sofa-bed is also available in the family room. Ample linen and towels (including those for pool use) are supplied. The pool deck has table/chairs and loungers. 2 Bathrooms Bathroom 1 - Shower Enclosure, Toilet, Bath (no shower), Ensuite to master suite Bathroom 2 - Bath with Shower, Toilet, Servicing the remainder of the bedrooms One bathroom is ensuite to the master suite and the other services the remainder of the bedrooms. The master bedroom suite has a super large Californian king size bed and suite. There is an ensuite bathroom to this room with a separate shower and bath and double vanity sink. Access to the pool deck is available from this bathroom. To complete the master suite there are walk-in wardrobes with ample storage space. The cot (in fold-down storage mode) can be found in this wardrobe along with it's linen. There is spare bed linen in the wardrobes of each bedroom. The other three bedrooms accommodation are made up as follows. There is a double room with queen-size bed and two other double bed sized rooms each with two twin beds. Each room has ample wardrobe and storage space. Finally there is a queen sized pull-out sofa bed in the formal living and dining room thus making up the total sleeping complement to 10 plus infant. The washing machine and tumble dryer handle large loads and are positioned away from the living areas in a laundry room. The sofa bed is in the formal/living/dining room. This room can be used as a 5th bedroom shut away from the family room if required. In addition to the video recorder and DVD player etc there are Videos/DVD's/Books/Games and Toys for guests use. Providing guests have their own laptop they can use dial-up facilities through the telephone line in the villa. They will need to connect to the local number of their ISP provider and such use will be allocated back to their own account. There is a tennis court, basketball court, large pool and fishing dock available to the Esprit community. Guests will find the key to access these facilities in the villa and tennis rackets and a basketball in the garage of the villa. There is also a boat slip onto lake Davenport. Finally the bicycles mentioned in facilities refers to two small three-wheeled children's cycles. Reward Scheme: We are happy to offer you rewards for repeat bookings. A number of our guests come back many times to enjoy our villa. A testimony to the wonderful times they have! We reward our repeat visitors with discounts on future bookings. The first repeat booking gains a 10% discount the second repeat a further 5%. We also reward guests who refer us to their friends and family with a 5% discount on their next booking. Final Housekeeping Notes: Pool heat is optional and is charged at £14/$24 per day. Local taxes of 13% also apply but to rental rates only not any extras. Check-in time at the villa is after 4.00 p.m, Check-out time is on or before 11.00 a.m. Please note that only the people named on the booking form are allowed to stay at the villa to the maximum of 10 including infants. Local telephone calls are free from the villa, national and overseas calls can be made by using a pre-paid phone card, these are available at most supermarkets including Walmart . A local manager is contactable for your stay. Other management services that you may come across during your stay are the pool man, the gardener and the guy who keeps tropical bugs at bay. Florida has a sub-tropical climate and as such is a haven for little bugs that would like to get into the fabric of the building. They are prevented by the termite man who pays regular visits to the external area. Your privacy will not be compromised. Prices are quoted by week. Stays outside of this structure will be charged by day at a pro-rata weekly rate. Stays of less than 6 nights will incur a cleaning surcharge of £50/$80. A deposit of £250/$400 per booking is required to secure a booking. Full rental balance is due 10 weeks before departure to Florida. A £250/$400 security deposit per booking is also payable 10 weeks before departure. This deposit will be returned after 14 days of the end of the holiday provided a satisfactory report on the condition of the villa and its contents is received from our local manager. Guests are liable for any damage to the villa or its contents during their stay (other than normal wear and tear) and will be charged to cover these losses should they occur. Please notify our local manage of any damage or breakages. Payments can be made in UK Sterling or US Dollars by personal check / by bank to bank transfer and in some cases by credit card. Payments can be received in the UK or the US. Please note that pool heating is charged separately at £14/$25 per day. It is an optional service recommended between 1st October and 31st March.

Description:This well maintained and spacious villa, with private South facing pool, not overlooked to the rear, is ideal for your stay in Florida. All rooms having TV and video or DVD, ample drawer and closet space and comfortable beds for a good nights sleep. There are 2 reception rooms, the first a quiet, calming room ideal for quiet contemplation, reading a favourite book or planning the rest of your stay. The second reception room is the family room which has a full entertain system with large screen TV, video, DVD and over 100 films for your enjoyment and the main control for the Intercom system is also located here. Entry to the screened pool is via alarmed patio doors making this a very comfortable room with a pool view. An air-conditioned games room is provided to keep the more energetic members of your party occupied, this comprises of a Play Station 2 with 15 carefully selected games, high quality fuseball table and board games. A small library is also maintained for those times when you just want to relax with a good book. The fully equipped kitchen boasts a Refridgerator and freezer with ice-maker, range, microwave, dishwasher, waste-disposal and all you need for both inside and outside dining.
