Description:We recently completed a full renovation of this large & private villa on Lake Berkley Resort. Completely refurbished in a stunning contemporary design with 22-32 LCD HDTVs & ceiling fans in every bedroom & a huge 57 LCD HDTV in the pool lounge. It's large, spacious open plan design means it's an ideal base to share with families and friends. Attention is given to every detail and everything in the villa is brand new and to the highest specification! The resort is fully secure and one of the best equipped, least densely populated in Florida. The Lake is stunning with its views, wildlife and facilities. There is a variety of play areas including an outdoor gym, fishing lakes, tennis, basketball, volleyball courts, a nature trail around the Lake with lots of ducks to feed, a man made private beach with BBQ areas and a picturesque Gazebo ideal for weddings. There are 2 private clubhouses with cyber cafe, gymnasium, large communal pool, jacuzzi, water play area & large games room. Bedrooms: Downstairs master with super king bed, walk-in wardrobe and en-suite. Upstairs master with super king bed, walk-in wardrobe and en-suite 2 x double bedrooms with king size beds, integral wardrobes 3 x twin rooms with 2 single beds, integral wardrobes Bathrooms: En-suite to master 1 has large family bath, over sized shower, separate WC and twin basins. En-suite to master 2 has bath/shower over, WC and twin basins. 2 main bathrooms have baths/showers over, WCs, basins. Downstairs has basin and WC. Kitchen: All brand new, top of the range, stainless steel appliances- cooker, microwave, fridge freezer (with water/ice dispenser), dishwasher, kettle, coffee maker, toaster, bbq utensils. There is an island and dining table over looking the pool area. Utility Room: Brand new, top of the range, washing machine and tumble dryer, iron and ironing board, airer etc. Living Rooms: There is an open plan formal lounge dining area which has an extendable table that seats 14 and a state of the art stereo system for your entertainment. Adjacent to the kitchen area is a family lounge with 57 HDTV with 200 channels, DVD player and PS2. Other: The games room comes complete with a Pool/table tennis table and foosball table. It has a variety of pool and sand pit toys for our younger guests. Cleaning/towels/ linen/maid service: Towels and linen are included. Mid stay cleans and maid service can be quoted for separately. Final clean included. BBQ clean excluded and must be left as you would wish to find it. Notes on accommodation The villa is fully air conditioned. We have made it as family friendly as possible, with no ornaments to tempt little fingers etc. We have kept the twin rooms plain and stylish to appeal to all ages and to avoid arguments re who is having which room on arrival! There is an audible alarm to detect any escapes onto the pool area. We have provided a travel cot, booster seat and steriliser for the use of young families along with plastic feeding utensils for 6 covers. There is also a jeep stroller along with cool box attachment for those long days out! We will endeavor to accommodate any other requirements should you have them. Outside As we have a corner plot we are further from our neighbors than most. Our pool area has sun all of the day and does not have any pedestrians walking past (except for the odd duck!). We have a pool and separate spa which can be heated on request. There is a large dining table which seats 8, 2 smaller tables and 4 loungers. We have a hard standing outside of the lanai for our large stainless steel gas BBQ, gas included, cleaning not! Please note, the prices are for illustration only, for a quote on specific dates, please email us an inquiry. There is usually a 10% discount for your second week and further discounts are available for subsequent weeks. We also offer last minute and early bird specials so please get in touch. Pool heat can be provided upon request at a charge of £20 per day. Changeover day Preferred changeover day is Saturday but mid week bookings will be considered. Booking notes We will send you over a booking form and terms and conditions when you confirm you would like to book with us. We will require the completed booking form and a 20% deposit to secure the booking, the balance will need to be paid no later than 12 weeks prior to travel. At the same time we require a £350/$500 fully refundable (subject to home inspection) security deposit to be paid.

Games Room The kids (and those still young at heart) will adore honing their skills in our new private games room. Whether it?s a challenge match on our pool table / table tennis, friendly rivalry with the game of air hockey, or snatching victory in a dramatic game of darts, there will be endless fun for all the family. And if it all gets a bit too much for mum and dad, we?ve even provided a large ceiling fan to cool you down, along with some comfy seating and a table on which to rest your cocktail, as you sit back and cheer on the children. Beds & Baths Our two master bedrooms, each with their own cable TV, are tastefully decorated in pastel tones with complimenting decorative accents. Each has it?s own adjoining master bathroom, and of course it goes without saying that all our bed linens are of the highest quality to ensure you get a great nights sleep after a tiring day of theme park hopping. Our two other bedrooms are suitable for either adults or children, and again feature quality linens and a restful décor. The development is 35 minutes from Orlando International Airport, and about an hour from Tampa or Sanford. The pool has some degree of privacy, is caged against insects, with extra large deck and good quality pool furniture. Our community centre has 2 more pools, plus a children's fun pool with water spouts, and a children's playground. There are facilities for tennis, volleyball, basketball, football, running track, all FREE of charge. There is a conservation area to the west of our development. The large master bedroom with American lighthouse theme, overlooks the pool and has a king-size bed, en suite bathroom and cable TV. The second bedroom has a sea/beach theme, queen-size bed, and cable TV. The Tinkerbell bedroom and Spiderman bedroom each have twin beds. All bedrooms are carpeted for comfort, and have air conditioning and ceiling fans. The villa also has cable TVs, books, jigsaws, and games, DVD, stereo and CD player for those rare wet days. The fully-equipped kitchen has a dishwasher, oven, hob, microwave, jug kettle, toaster, coffee maker, fridge-freezer with ice maker, garbage disposal unit, pots, pans, china, cutlery, cooking utensils. All bedding and towels (including pool towels) are provided, and there is a laundry room, complete with washing machine, tumble dryer, iron and ironing board. All that you need bring with you are your belongings. The villa is thoroughly cleaned before your arrival, by our British management company. We regret that we cannot accept pets.

Description:Dolphin Villa Florida at Silver Creek on HW27 is located at the end of a very quiet cul de sac. The pool area has views of the Woodland reserve and is overlooked on only one side. The newer townhome community of Hidden Forest is located to the rear of our home and compliments our community of Silver Creek. From the pooldeck you can see the Disney fireworks over the treetops only a few miles away. Our large garden space to the side can be used for games,football etc. The games area located in garage has pool table, table tennis, eletronic darts and 10-1 games table with fuse ball and table hockey. Guests have free use of our baby equipment inc high chair, travel cot and stroller. There is cable TV in every room also with DVD players, there is also a large selection of DVD's/CD's and use of PS2 and games.
