Located in the countryside of southern Tuscany/northern Lazio, this guest house and villa in Tuscany, Italy is surrounded by wooded hills, vineyards, and olive orchards. A nature reserve is adjacent to this farmhouse in Tuscany with a pool, and the seaside at Maremma is a scenic 1.5 hour drive away. This area area around this villa with a pool is also perfect for the nature lover who wishes to ramble outdoors, enjoying the natural settings and exquisite panoramas offered in this protected rural area. n nNewly renovated in 2000, the estate is comprised of a farmhouse with two apartments, Bracciano and Lo Studio, and a guesthouse, Barberini. The area is surrounded by many large fruit, nut, and cypress trees, and the guest house sits 70 m away from a farmhouse in the same style. A large herb garden is conveniently located nearby. Between the two buildings, surrounded by lawn and garden, is the swimming pool, open from mid-May to mid-October. It measures 10x5 m with a depth of 1.2 e28093 1.9 m, and is equipped with lights for evening use. Chaise lounges and umbrellas provide comfortable seating, along with a gas-fired barbeque. n n(242 m2) nBraccian (155 m2) Ground Floor: The Bracciano apartment is located on the ground floor. The spacious living room is well decorated, has a very comfortable seating area, and a large fireplace. A stairway leads to a balcony and the first floor. Also accessible from the living room is a spacious master bedroom with a queen-sized bed (latex mattress) and double doors opening out onto a terrace. The en suite bathroom is furnished with an extra large bathtub, shower, bidet, sink, and WC. The spacious kitchen has a large extending table which can seat up to six. The kitchen is well equipped with a large refrigerator/freezer, dishwasher, 5-burner gas range, oven, toaster, electric barbecue, and coffee maker. Adjacent to the kitchen is a utility pantry area containing a clothes washer and dryer. nFirst Floor: Up the stairs and off the balcony of the living room is a second bedroom with a queen-sized bed (latex mattress). In addition, a small bed can be located on the entrance balcony. The nearby bathroom is equipped with shower, bidet, WC, and sink. From the first floor there is direct access to a terrace on the East side of the villa. Nearby Proceno is host to an assortment of shops, cafes, and a well-regarded restaurant located in a castle.
